Selling your home can be stressful, so it is important to choose an agent you can trust who will make this process as smooth as possible.  We, at Blacklers, aim to eliminate the stress and make the experience as easy as possible.

VALUATION
Firstly, if you are selling, you will require a valuation.  At Blacklers we can offer you a free, no obligation, realistic and researched appraisal of the current market value of your property.  Our experienced property valuers will provide you with a valuation based, not only on their in depth knowledge of the area, but also utilising our extensive database of recent properties sold.

INSTRUCTION OF THE AGENT/PROPERTY DETAILS
After receiving your valuation and when you are ready to proceed further we will then prepare full sales particulars of your property.  Bearing in mind the importance of presentation, we will ensure that these particulars highlight the vitally important aspects of your property and ensure that your property is shown to its best possible advantage with the aid of full colour photographs.

ENERGY PERFORMANCE CERTIFICATE
We are able to assist you, as the Vendor, in arranging, on your behalf, an Energy Performance Certificate (EPC) in accordance with Government regulations

Energy Performance Certificate (EPC) – This is a compulsory document provided by a Domestic Energy Assessor or Home Inspector (who should be registered or approved) and usually a member of the HIP Code and who has signed up to the Property Codes Compliance Board  (PCCB) LINK.  The EPC gives details of the energy efficiency of the property and will also offer advice on how to improve energy efficiency, cutting emissions and fuel bills. MARKETING
Once you have approved our particulars of your property and paid for the Energy Performance Certificate to be done we are able to commence marketing.  You will then be in a position to receive prospective buyers and appointments to view your property will be made by Blacklers.  Accompanied viewings can also be arranged to show prospective buyers around your home should you be unable to do so.

We offer the following:

FOR SALES BOARD -  This is the most simple and effective marketing tool, available 24 hours a day.

OFFICE AND WINDOW DISPLAY – External and internal photographs will be prominently displayed in our premises in order to optimise exposure to the market place.

EMAIL – Wherever possible, all prospective buyers who register with us are asked to provide e-mail addresses in order to ensure that they are notified of any new properties as soon as possible after receiving your signed Proposed Terms of Engagement.

MAIL SHOTS – Registered buyers will then be forwarded details of the property you wish to sell.

WEBSITE – This is updated frequently and full colour details of your home are placed on our website within 24 hours of being placed on the market.  Besides the exposure on our own site, Blacklers are also affiliated to the following national property websites which will feature your home: Rightmove, Zoopla, Property Platform, Fish4homes and Propertyfinder with 12 additional national websites.

ADVERTISING – We provide regular prominent advertisements of your property in the Harrow Times and London regional property magazines (in colour) to ensure that your home has extensive market coverage.

SALES UPDATES – At Blacklers we pride ourselves on our conscientious sales management.  In order to ensure that your sale is progressed as smoothly and as stress-free as possible, we aim to keep you regularly appraised of your sales process right through to completion.  We liaise with your buyer, the legal representatives, surveyors and mortgage lenders and any other parties that may be involved in a chain.  OFFERS – Any offers we receive are promptly notified verbally and then followed up in writing.  Our competent sales team will negotiate between you and any prospective buyers in order to achieve the best sale to suit your individual requirements.  We will advise you of the position of the buyers and remain proactive in negotiations until an acceptable offer has been agreed.

If you have a particular timescale in mind it is always advisable that we are informed at this stage.

AGREED SALE – At this point (if you have not already done so), you will need to instruct a solicitor and, should you require assistance, Blacklers will be happy to offer their recommendations.

Blacklers will then write to all parties agreeing the sale and putting the solicitors in touch with each other.

The solicitors will then write to  the relevant parties confirming their instruction and the buyer will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyer’s mortgage offer (if required) will also be subject to the results of the survey

The seller’s solicitors draw up the DRAFT CONTRACT which sets out the Terms of Sale and sends it to the buyer’s solicitor together with all relevant documents.  Any enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked.  Once the draft contracts have been approved, they can be signed by both parties.

EXCHANGE OF CONTRACTS – As long as the mortgage offer has been received and cleared deposit funds placed with your buyer’s solicitor, a mutually convenient date can be agreed upon for the exchange of contracts.

COMPLETION – The completion of your actual house move usually takes between 7 to 28 days depending on the buyer, seller and their respective solicitors and any chain involved.
